Ice Capped: Preparing Roof for Winter Conditions

Winter is supposed to mark the start of the holidays and should be a time for cheer. However, in cold climates like Denver, the season brings numerous problems to roofing in particular. Roofs are subjected to numerous hazards at wintertime, and homeowners should understand exactly how the cold affects their roofing and how some problems can cause roofs to give way.

Small flaws that are usually minor frustrations in better weather, such as cracks, missing shingles, and clogged gutters are magnified at the arrival of winter and heavy snowfall begins. The “minor” cracks can be aggravated by freezing temperatures that force the material to contract. Deteriorating gutters that can’t effectively channel water out of the roof will lead to ice dams that will eventually prevent proper water management. A roof that already has some problems is also likely to cave if too much snow builds up on its surface; the sheer weight of packed snow can easily bring down a weakened roof.

Homeowners should have their roofs fixed and prepared before the days of heavy snowfall begin. Winter roof maintenance though is something that is best left to roofing contractors. These professionals can identify any problematic parts of the roof, such as flimsy fastening and warped shingles, which could become liabilities once the cold kicks in.

Material Wealth: Choosing Good Roofing Materials

Like any part of the house, roofs come in a variety of options to suit homeowners’ tastes. Typically, owners would choose an architectural style that complements their house, yet there’s more to the large selection of roofs than aesthetics and style. Ultimately, householders should choose a roof that can protect them from the harsh elements and not merely look good on top of their residential properties. Roof materials vary in performance, and it would help householders to know the differences among them.

Perhaps the most important aspect of any roof is its durability, which determines how effective the system withstands the elements, as well as how many years it lasts. The most durable of roofing materials is slate, hewn from real stone and fashioned into plates and tiles. While extremely heavy, slate are known to last for decades with little maintenance as the stone is incredibly sturdy and weather-resistant.

While slate is immensely durable, its installation costs are expensive in comparison to the other roofing materials, especially when the existing trusses have to be altered in order to support the heavy load. However, those who do choose to have slate roofing are bound to realize that it is an investment that will pay off in the long run. Homeowners can also look into more reasonably-priced alternatives from Denver roofing companies that also boast of durability and good performance, such as tiles or metal roofing.

Using Metal When Roofing Denver Residences Can Help Curb Fire Threats

"Homeowners who use metal when roofing Denver homes or residences in any other city will have a lot to benefit from the decision, says the Metal Roofing Alliance. In an article posted on their website, the organization asserts that roofing systems made of this material can help curb damage to residences in case of forest fires. Metal roofs are typically composed of fasteners that are crafted from galvanized steel and other heavy-duty materials. They are also fabricated through a process that builds their strength and tenacity. As a result, they can withstand damage even from heat and fire."

NRCA Trains Roofing Companies in Denver and Other Cities on OSHA’s HCS

"The National Roofing Contractors Association (NRCA) released a program this November that aims to further educate Denver roofing companies and contractors from other cities on boosting safety in the workplace. Called Hazard Communication Program: Know The Signs, the course trains roofing industry professionals on the Occupational Safety and Health Administration (OSHA)’s revised guidelines for managing the risks of hazardous chemicals while they are on the job. OSHA’s new Hazard Communication System (HCS) will complement the provisions established in the Globally Harmonized System (GHS), a universal safety agreement created by the United Nations. The GHS mandates the use of simplified warning labels and graphics, as well as the creation of a safety data sheet (SDS) for all products that contain potentially hazardous chemicals."

Is Roof Replacement Needed?

The roofing system is often overlooked and homeowners seldom think about them until problems have become apparent. When they do, roofers are not the only contractors hired as the interior of the house may have been affected as well. Turns out saving dollars from taking care of the roof can lead to more expensive repairs or renovations.

To avoid this, homeowners should inspect their roof at least once a year before the damage results in leaks and water stains on ceilings. If this happens, a new roof is most likely needed. Homeowners should also check their roofs after storms. Extreme weather conditions can damage the roofing system, sometimes enough to call for a replacement. Missing, torn, bruising or cracking shingles are common indicators of storm damage.

Storms are not the only culprits for damaged roofs. Falling debris can also damage the tiles or shingles, causing an opening for the elements to seep in or pass through. Even with the perfect weather and environmental conditions, however, the service life of the roof still lessens. The quality of the shingles decreases with age so if it's a very old roof, chances are there are worn and brittle shingles.

Shingles also curl and blister if there are issues with the attic ventilation. Sometimes, these are due the shingle's quality itself, or the workmanship of the contractor. In these last two cases, a good warranty comes in handy.

Choosing the Right Roofing Company

Hiring a trusted roofing company is important not only because it ensures you get value for your money but also because there are some illegitimate companies that try to take advantage of innocent customers. If homeowners are not wary of these companies, they may end up spending more on repairs or even replacement.

To ensure the quality of work, only a licensed contractor should be hired to complete the maintenance or repair. Legitimate roofing companies, especially those who have been in the
industry for a long time, can provide references of their previous work. Homeowners may contact these persons and ask about the company's services or any other concerns regarding the contractor.

Before having the roofers start their actual work, everything must be written on a contract that includes a detailed estimate. If down payment is needed, it should neither be more than 10% of the project’s total amount nor above $1,000. Homeowners should also keep in mind that reputable companies have the resources to obtain supplies for the job so they don't have to ask for seed money to buy them.

Full payment should always be after the completion of the job, when the quality has been inspected and verified. If there's a warranty, everything that's covered should be clearly specified in writing.

When looking for a roofing company, paying less is not always the best solution because sometimes, this means you may have to hire another contractor in the near future.

Want to Save Cash with a Durable Roof? Use Slate for Denver Roofing

While slate roofs might cost a bit more compared to most other types of roofing, their benefits far outweigh this seeming disadvantage. Slate has exceptional longevity of up to 125 years, and there are even classical homes with slate roofing that held fast for about 200 years. Another advantage of slate is that it requires almost no maintenance due to its high resilience to the elements experienced in the Denver area such as hail and fire. Homeowners who want a durable and stylish roof that will last significantly longer than asphalt should choose slate roofing installed by reputable Denver roofing contractors like Integrity Exteriors.
